Project Overview
The general scope of services to be completed by the architect, engineer or design team being selected is described below.
The Basic Services for this project will include: Predesign analysis of the initial scope which includes preliminary cost estimates, a phasing priority plan of the items listed above and meetings with the client to assist the University in determining the scope, schedule and budget for project. Schematic Design Phase, Design Development Phase, Construction Document Phase, Bidding / Negotiation Phase, Construction Phase - Administration of Construction Contract as defined in the AIA B101 2007 Owner-Architect Agreement referenced in Section 6 of this RFP.
>Consider design elements of the building, stone cap replacement or built up structure with metal cap. Work with the University Architect for appropriate selection
>Specification needs to delineate all repairs.
> Prepare preliminary design development and construction schedules
>Prepare probable construction costs at Design Development and Construction Documents, estimate should include but not be limited to:
Scaffolding and equipment rental
Fencing project area
Construction parking and staging
Debris disposal
Roof surface protection
Contractor mobilization
Insurance
Performance and Payment Bonds
Contractor profit and overhead
Construction contingency the consultants work includes but is not limited to:
>Review the original project documents and the site
>Develop an alternate add for the FY 2000 addition repairs
>Develop repair documents
>Meet with U of M Stakeholders, i.e. Facilities Management, Building Codes, Building Users
>Prepare meeting minutes on all project meetings and distributing these minutes
>Prepare final construction documents
>Distribute documentations to the project stakeholders for comments and provide written response to all comments
>Work with the U of M in writing the request for construction services, assist in analysing the responses and making the selection of the contractor
>Provide construction administration, record documents and close out.
>Incorporate U of M Standards and Procedures for Construction requierments in the project documents and address all deviations from the Standards.
