The Coffman Memorial Union exterior restoration project is proposed to be implemented over the next two exterior construction seasons consisting of a portion of spring semester all of summer session and part of fall semester (April through October). The first year (2010) would include the east and south elevations. The second year (2011) would include the north and west elevations of the building.
The recommendations contained in the condition survey report are to form the basis for this project. They are summarized as follows:
• Completely re-point all surfaces of the brick and stone façade on all elevations. This procedure must remove mask grouting and hard mortar that was previously used for re-pointing. Stain brighter existing replacement brick to match original brick color.
• Remove all horizontal sealants to promote improved drainage from the wall. The sealant should be replaced with Type N mortar.
• Repair all stone failures and damaged stone with proper patching materials and installation techniques. The patching material must match the color and material properties of the original stone.
• Remove, re-flash and reset the stone copings at the roof; select stone replacement may be required. This action should include extending the flexible flashing beyond the face of the wall by inserting a continuous over wall stainless steel metal drip edge on both sides of the wall below the coping and include the installation of lead T-cap channel installed at the coping joints.
• All wall surfaces are to be cleaned after restoration work with an appropriate masonry restoration cleaner. Care should be taken ensure that the cleaning process does not damage the brick or stone surfaces or adjacent materials.
• A water repellant sealer is to be applied to all masonry and stone wall surfaces. This sealer must be clear and breathable, repelling liquid water from the exterior but allowing transmission of water vapor from the interior.
